Guest stay agreement

Clear rules. Soft landings.

Every reservation includes this agreement. Read it before you book — you will accept it on the calendar page. Questions? Call us and we will walk through it with you.

1. The stay

J&J Coastal Enterprises, LLC licenses the home of your choice to the booking guest for the confirmed dates only. Standard check-in is 4:00 PM. Standard checkout is 10:00 AM. Early check-in (1:00 PM) and late checkout (1:00 PM) can be requested at booking for the listed fee, and are confirmed if the home is ready and the next stay allows it.

2. Occupancy & guests

The home should not exceed the published sleeping count. Day visitors are welcome to the home. The booking guest is responsible for everyone on the property.

3. House rules

  1. No parties, events, or excessive noise. Quiet hours are 10:00 PM – 8:00 AM.
  2. No smoking or vaping indoors. Outdoor smoking must be off decks and away from neighbors.
  3. Do not move furniture outdoors or onto the beach.
  4. Park only in assigned spaces. Street parking on Estero Boulevard is the guest’s responsibility.

4. Cleaning fee

Each reservation includes a one-time professional cleaning fee, shown on your quote. It covers linen service, restocking of basics, and a full turnover between guests. Extra cleaning for excessive mess, smoke, or pet hair beyond an approved pet stay will be billed if necessary.

6. Payment

We accept credit and debit cards through Stripe's integrated secure checkout. Card payments include a 3% processing fee.

7. Cancellation

More than 30 days before check-in: full refund minus the cleaning fee if linens were already staged. 14–30 days: 50% of lodging. Inside 14 days: no refund unless we rebook the same dates. Storm closures follow official Lee County evacuation orders — we move dates or refund lodging when the island is closed.

8. Island & weather

Fort Myers Beach is a barrier island. Red-tide, wind, or construction on Estero Boulevard can change a week. We do not refund for weather short of a mandated evacuation. We will always share local conditions honestly before you travel.

9. Liability

Guests use pools, docks, kayaks, bikes, and beach access at their own risk. Children must be supervised. J&J Coastal Enterprises, LLC is not responsible for personal property left in the home or vehicles.
